The "waterfalls" are 2- 3ft sheer descents that are run off a secondary pump. They are just installed into the wall but overhang about an inch so they flow properly.

We skipped the hot tub secondary to having no natural gas and using propane was going to be difficult and costly. I saved 12k by skipping it and I am happy with out it.

I have no idea where the drains are. I will ask tonight. We are just using the basic 500watt pool light. The raised columns will have fire pots on them and then landscape lighting will be used behind the raised beam.

There is no grass beside the pool. The decking goes all the way to the coping.

Make sure where the waterfalls are that they make a sharp lip. The waterfalls need a sharp lip (no leading edge) because otherwise the water tends to follow the stone and it makes the waterfall uneven. If the lip is sharp the water flows out smoothly and clean looking.

If you still want a hottub, I'd put a small one on that square area closest to me from the artists rendering... you could have it slightly raised and have the overflow flow into the pool. It creates a pretty cool effect.

Also, where are they putting the drains?

How are you going to light it (important!!!!)?

Also, bring the stone all the way around the pool. The grass will die in that area where the pool is next to the grass. Or do some pebbles/small stones with landscaping there, with some tough plants. Grass will die though.

Did you mean that the three or four foot columns to the right and left of the falls will have fire pits in the Top of each, for what, wood or some other fuel ?

The Wife designed this and she did a good job.

They say they can build it in 3 weeks once the permits and all that are finished.

We are still haggling on $2700. That is how far over budget we are and the builders have already come down a lot. If I can get them to split this difference then I will sign off today.

I fought over this amount for 2 hours last night and they wouldn't budge. I just emailed one of the builders and told him if he would split the difference, I will cancel my appointment with the other builder tonight and sign a contract. Wish me luck.

No worries, I am looking for all the insight I can find. The pictures show the decking to stop before the coping so you were right to point that out. The sketch shows the real decking layout.

My lender is on vacation right now. He said he will be back on Monday and expects to see a contract on his desk when he returns. It will take a maximum of 15 days to close on the loan. The builder will get the permits during this time and do the dig tests. At day 16 he will excuvate and the final step will be complete 3 weeks after that.

No one wants to touch our existing patio. The threshold is too small to do a stamped overlay so we will just tile it. The issue is we did a DIY epoxy stain 2 years ago that has to come off. How do I get that off?

The PJ is out of the question now. I turn 45 in Sept. and my life plan has always dictated that the second I turn 45 all my spending is over and all extra money goes towards retirement. I always hold true to my goals. Carolyn has been asking for a pool for years so this is my final big expense. I am putting 20k down and borrowing 15k so I can pay that off within a year. Had we not just done the kitchen remod, I could have just paid for this darn thing.

Maybe a muriatic acid , bristle brush and a powerwasher, I have seen concrete prepped that way before. sounds like work.

A jackhammer should do it.

I take it the problem is that nothing will stick to the epoxy. There is an attachment for a jack hammer that looks like a meat tenderizer. It will just beat up the surface, like sand paper but for concrete. The jackhammer will fix. That's a DIY project if I ever heard of one. In this rare instance I recommend drinking yourself into near oblivion before starting.

The builder just called me and accepted my offer to split the difference so I am signing contract tomorrow.

Something that cuts cured epoxy? Who knew?

Before you go nuts check with your tile guy. Make sure that he will warranty tile laid on top of the epoxy treated with that. He's going to be the brains of the operation. At least he should be.

I was serious about the jackhammer. Buy ear protection ... for the neighborhood.
