I just built a new house and have a total of 8 ceiling speakers in 3 different zones. They are not surround sound. Just normal left/right speakers. I am looking for a receiver that will allow me to turn on/off the different zones when not in use. I'm not looking for top of the line surround sound equipment. Just regular stuff. Thank you.

A regular receiver isn’t going to be able to handle that many speakers. You need a multi-channel, whole house solution from a vendor like Home Theater Direct.
