It's a tough call, but the PC12-NSD will be more than sufficient for either of your room situations. But if it were me, I'd seriously consider the new Epik Empire!
That is a very nice sub and you would try to make this decision harder than it needs to be.:D I am not to familiar with sealed subs, so what is the difference between a sealed and ported sub?

The epik is still an unknown as it was just released. I'm sure it's great but when it comes time to actually forking over the hard earned cash I would be a bit hesitant. My vote would be dual PB10s.

Nothing much, it's all about the design. Although generally, sealed subs tend to perform better in the upper bass while porteds give up a little in this area for lower extension. The reason I recommended the Epik is because it should provide a good balance of the two for less than the price of the upper two SVS options.
