Reports were submitted to the city more than three years ago and nothing was done about the problems which included cracking & spalling concrete and exposed rebar which, as we know, aren't good in a salt air environment. The city has responsibility in this, too- if they know something has problems that could cause any kind of structural failure, they're required to act on them in a timely manner- that's similar language to what they require of property owners and they need to do the same. The building was sold in the last few years and the new owners said they were dealing with the other requirements- as someone who has studied structural design, materials and building practices, I have to say that this was inevitable since it was ignored.
The 2018 report found major damage to the concrete structural slab below the pool deck and warned that extensive repairs would be needed soon. The mayor is considering evacuating a sister building.
