Seriously, I have no life.
Well, that was fast- the people who are missing haven't been found and the first lawsuit has been filed....Glad to see the lawyers will get their 1/3. :(


It will be interesting to see what steps during construction were skipped, how bad the design was or which codes were violated.

I thought I read it had been sinking for years on one side of the building? Anyway this is one crazy sad story. The loss of life of humans and don't forget pets in that building too. Very sad story all the way around.

This is what I've been wondering since it's so close to the coast and being in Florida and all, altho I hadn't seen mention of this being a cause yet. It'll take time for this story to unfold I think....

And now I just saw an engineer said he saw parking garage columns cracking and under the pool area too. It's gonna be soon that people knew it was a ticking time bomb.

This was a completely unecessary and avoidable loss of life. Hard to believe something like this could happen in the U.S., but with our infrastructure crumbling and the path we continue taking favoring economics will only make this sort of thing more common.

That's really sad, what a sad story that should never have happened. I mean this should never have happened.

Reports were submitted to the city more than three years ago and nothing was done about the problems which included cracking & spalling concrete and exposed rebar which, as we know, aren't good in a salt air environment. The city has responsibility in this, too- if they know something has problems that could cause any kind of structural failure, they're required to act on them in a timely manner- that's similar language to what they require of property owners and they need to do the same. The building was sold in the last few years and the new owners said they were dealing with the other requirements- as someone who has studied structural design, materials and building practices, I have to say that this was inevitable since it was ignored.

This should have been designed to withstand a pool collapse since structures are designed from the top down.

The engineering report, dated Oct. 8, 2018, includes pictures of cracks in the concrete columns of Champlain Towers South. The report found "major structural damage" to the concrete structural slab below the pool deck, caused by waterproofing that was "beyond its useful life" and needed a complete replacement.

It warned that "failure to replace the waterproofing in the near future will cause the extent of the concrete deterioration to expand exponentially."

The nine-page report, authored by Morabito Consultants, listed several areas of concern with the now 40-year-old building. The main issue was that the concrete slab was flat, rather than sloped in order to drain off water. That means any water simply sits on the waterproofing until it evaporates.

"This a major error" that doesn't allow water runoff and instead relies on evaporation, affecting the structural integrity of the concrete at ground level, the report said.

The report noted that the installation of waterproofing on a flat structure "is a systemic issue" throughout the building and would be "extremely expensive" to fix.


Then.....

Miami-Dade County requires that all buildings at least 40 years old be inspected and recertified and then recertified every 10 years after that. Levine Cava said the county will immediately begin an audit for the next 30 days of residential buildings of five stories or higher that are due for recertification.

I *hope* they were doing this already (ie part of the code). Any job really requires clear explanation of the duties.

Also it will be interesting to see if bodies are found or if they were pulverized and require DNA samples (ie twin towers). 100 vs 13 floors is quite a bit less of a drop though.

Unfortunately, nothing is automatic because people are involved and they may/may not perform their duties to the best of anyone's abilities, especially if they plan to leave their position in the agency.

A pool contractor was there two days before it collapsed and saw the damage under the pool- apparently, it had flooded so often that they had to replace the pump's motor every two years.

Sounds like it would've cost each condo owner around 25K to correct the repairs as part of the HOA.

Those slumlords pay off the politicians in the area to look the other way. When it's the responsibility of the people that's elected to protect the people that they serve and they don't cuz they getting a white envelope of money under the table. But hey! They got as much money as they could huh? The American way man.

Good grief mikey, if anything the residents screwed themselves by delaying work due to costs involved...not a "landlord" situation like you';re accustomed to...these are 500 -700k condos and they couldn't get repairs approved / started timely via the owners' association....as assessments for work needed was up to 200k per unit....

True Chris, I did read into (condos) the (Who) and or the (Who's) of (condo -socialism) which it's pretty much what they're set up for. With the laws and regulations was put into place with State or City officials gaving them too much power or not regulated enough per-say.Yeah Chris I jumped beforehand not looking passed more than (Building with people falls down kills many). But with that said, even you Chris, know with all that's come to lite over the, oh but the, inspector found issues report after report filed nothing done. Sad no matter. I live very close to townhomes they're right on the side of me where I live about 30 of them. Same ole same ole, One person is in charge. It's she, who by the way has total say so over the other condos owners and tenants leasing the others. Only 4 of those townhomes are privately owned the others are leased out on a yearly basis. One gentlemen who I know personally has his up for sale moved him and his mother out for those reasons of why that building fell. That one She bi$$h that has power over all, is well know for slipping money to city officials to look the other way.
