Another reason to have PJ do these movies is his use of New Zealand. NZ, for all practical purposes now, IS Middle Earth. If The Hobbitt went to another studio or director, they would probably decide that it needed to be filmed somewhere where it would be cheaper and where everybody didn't KNOW that PJ should direct. NZ was as much a character in the LOTR movies as Gandalf or Frodo.
