You can't do exactly what you want with any single receiver by itself - except you can come really close with the Denon 5805 which is, as far as I know, the only 4 zone A/V receiver on the market.
Financially, it would make a lot more sense to use a product like the Sonance Navigator (
www.sonance.com) or a similar multi-room solution from another audio/amp company. Then go with whatever receiver you want for your surround area and pick up a few extra sources - tuners, cd player, xm, etc. - that you can route to the main room as well as the other zones.
With the 5805 from Denon, you will have a monster of a main surround area with 5.1 and still have 5 channels of amplification left over that can do 2 rooms with stereo, one room with mono. But, for additional tuners beyond the one already built in, then you will still need a couple of tuners to run those zones independently.
Then of course, you have to figure out how you are going to turn on and control the sources from the remote rooms. The aforementioned Sonance Navigator system can do that for you, or you can get more high-tech and go with a Crestron system or something like that. I would have a hard time going with the 5805 just to feed multiple rooms when it is such a primo surround processor. I could see using it for 2 full surround rooms (theater/family room) that share the same sources.
