I've been reading through this thread and it's exciting hearing about a new theatre room. Good luck with everything. It's also helped me as well. I'm going to be moving into a new house soon and I'll finally have a dedicated room! I'll have to start a thread on that project once I get started. Anyway, I couldn't help but feel some excitement about it reading through this thread. You gotta post some pics once things get going. :D

Definitely will.

Once the construction begins I’ll start a thread in the builds section of this forum. My main goals are to determine wiring/positioning/sound isolation before the build starts. I can add equipment later, but going back to add wiring and the above would be a huge PITA.

Uh-oh, square room. Any chance you could put in a wall to get like 17'/18' wide room?

Well, not completely square. Forgot to mention that ceiling will follow roof line which will be sloped.

Room dimensions are max. I can pretty much make them whatever I want under that. Had thought about doing 20x25 originally. Guess I should’ve pointed this out, but I wasn’t thinking about it. Thanks, for the reminder.

2 LAYERS OF 5/8 DRYWALL!

Trust me you need it even if you think you don't. My theater is also the only room on my second floor and with the door closed at -20 db you can still hear it loud all over the house. At reference level you can hear it over 100 feet away from the house. My home is brand new too so it's not an old drafty house issue, and I put extra effort into insulating and sealing cracks.

The cost during construction is minimal compared to the cost of regret later. Oh and also wall and flush mount lights only. No poking 8" holes for can lights everywhere unless you take addition measures. No point in shelling out money for a great sound system if you can't crank it up because of neighbors. :D
