Dual Output HDMI Receivers - individual zones

Hello A/V Gurus,

I'm trying to find a receiver that has dual HDMI outputs where each output can be used individually. I would like to have a single receiver that can power 2 video zones individually.

I've seen some Denon models that have 2 HDMI outputs, but reading some posts in various forums says that you can not use both outputs independently.

Does anyone have a suggestion, or am I stuck buying 2 receivers?

Whats you budget? you could always use a matrix like this
And what components are involved ?

4 HDMI sources:
Apple TV, BluRay, XBOX 360 Elite and Cable box

The budget is flexible. We're mostly looking to keep the footprint of the rack down to a small size.

Does it make sense to get a receiver and only use it for audio, then pass the video sources through a matrix switch directly to the tv's?

Would we have to extract the audio from the HDMI, or would the sources still be able to output optical/digital coax independently to the receiver?

do you need digital audio to the second zone or is it just display audio only?
