My eldest daughter is moving out around teh first of October and my other daughter has 2 years left in her Teaching degree. My current home is a 4 bedroom (around 2010 sq ft ) without including the completed basement area which is where my primary system resides. I want to move out of the city into a small town which is approximately a 50km commute one way to work. Below is a floorplan of a one of the possibilities:

The basement is a prepackaged option which we would sign up for. The family room would be the new HT area. I'm thinking of laying out HT area as shown in the family room.

Very nice! Really like the separate living room and HT area. We don't have that. It means that optimizing the room for our HT makes is less than optimal for guests. And really like the big utility room!

Thank you. I'm hoping that the jigsaw puzzle of getting the closing dates and the builder getting the home built in timewill fit together.

What if you went 'full' HT, and rotated that whole setup 90* clockwise, and built in a riser for a second row?

I mean, I'm all for a billiards area, but your audio would benefit, and a large screen, or projector, would look great in that focused area!

The wife and I are also looking to move. Our first home was a starter place that we got brand new from KB. It was cool because I got to pre-wire the living room just how I wanted it for the theater. Now the places we're looking at are all comprimises in regards to HT. The wife is shooting down homes because she doesn't like the kitchen or the bedrooms and I'm shooting down places because of the living room.

That plan fell through.. I have 15 years left at work and the 63mile round trip commute is a bit much. Now we're focusing on row homes (town homes they call them up here) The basement is prefinished and comes as shown. There will no bathroom or fireplace in the basement. The home theater setup will be located and centered on the middle wall and the reclining sofa placed towards the back wall. Maybe I can ask the builder to move the middle wall in one more foot to give me 12' instead of 11'. It will be just me and the Mrs living here . I will miss my current setup for sure as this is not as optimum as I have it now.

To get the most out of the width of the room, I'm buying new equipment racks and I think I found the perfect unit from Walmart...

The dimensions are; 44in W x 20in D x 51.75in H which allows me to get the components nice n tight against the wall, much tighter than the 42" I have now with the Ikea shelf; which in turn is pulled away from the wall by another 8" to 12" The sofa will be pulled about 12" off the back wall which will give me a distance of 8' from listening position to speakers. I guess thats far enough.
