I was in a similar situation years ago when I was in college and just getting started in HT.
You'll probably need to invest in some good around the ear headphones, like Sennheiser HD650s. The headphones are so good you really won't mind not turning on all your equipment. In fact, with good headphones the sound will probably be better than your actually speakers and room response, etc.
That SVS sub is going to be a problem. Low frequency sound travels far, there's nothing you are going to be able to do about that.
Just play at a reasonable level before 11:00PM, talk to your neighbors to help determine if your music is too loud. Who knows you may have neighbors that are half-deaf or could care less.
